In order to help you with your research, here are a few tips on what to look for in a home site, and resources to help you find the right home site in Maryland.

What to Look for in a Home Site

The Lay of the Land

How does the land on the site match what you’re looking for? Will it be difficult to build on this site? Is the topography conducive to the ideas you had in mind for outdoor living?

Available Utilities

How accessible are local utilities like gas, electric, and water? If there’s existing infrastructure in place, all the better. If not, that doesn’t mean these utilities can’t be delivered, but it will cost extra to do so.

Location

What kind of area is the site in? Does the neighborhood match what you’re looking for? How close are local amenities and schools? What will the commute to work be like?

Permits

Some home sites in Maryland may require different permitting or public facilities fees, which can add or subtract from the desirability of the lot.

Budget

At the end of the day, the deciding factor will be your budget. Set a level you’re comfortable with for your budget.

What are the Advantages of Building a New Home?

November 26th, 2014

If you’re thinking of moving, have you considered building your own new home instead of buying a home that’s already on the market? There are a number of advantages that come with building your own home that you won’t get if you buy a pre-existing home. Take a look at our list and see!

The Advantages of Building a New Home

New Homes are More Energy Efficient

As we learn more about designing homes with energy efficiency as a priority, we continually improve on previous generations of home building. Even homes that are relatively young can’t compare to the energy efficiency levels of homes built today. Today’s homes distribute conditioned air super efficiently, and come with brand new energy efficient appliances, all of which will save you on your energy costs. Over the lifetime of the home, this adds up.

A Place You Can Really Call Home

When you build your own home, it becomes a place that you can truly call your own. No one has lived in this home, and you built it from the ground up. There’s an intangible value there that many homeowners enjoy, as it makes them feel like they can really be at home.

Warranty

With a new home, you get the builders warranty as guarantee in the quality of the craftsmanship. If you have a problem with your home’s construction, the warranty helps you rectify the situation easily.

Higher Resale Value

The newer a home, the higher its resale value when you decide to sell. Of course there are plenty of exceptions to this rule, but buyers are generally willing to pay more for the efficiencies and conveniences of modern homes.

October 31st, 2014

Looking for the perfect site for your new home in Maryland? Finding the right lot is easier said than done. There are resources available to you, but often many home sites are only accessible through means that most buyers don’t have access to. Lot search assistance from Lifetime Series Homes can bring you access to home sites that may not be accessible via public resources. Here’s how we can help you find the perfect home site.

Lot Search Assistance in Maryland from Lifetime Series Homes

Lot search assistance allows you to take advantage of our access to resources in the real estate industry that are not accessible through public means such as the Multiple Listing Service. By bringing together all of our resources in one place, we can show you more than 2,000 home sites in the central Maryland area in which we build. Here’s how it works.

Lot Search Assistance in Maryland

The first step is to complete our lot search assistance form. After you submit the form you will be contacted by one of our team members within 24 hours. We’ll narrow down your search criteria and cover all the bases, including location, size, characteristics of the lot, and your budget. Now we’re ready to begin the search!

The parameters you provide us with are entered into our database to bring up a list of lots that fit these parameters. The list is constantly updated to bring in new lots and remove lots that have been sold. We provide you with access to this tool so you can check it and search for lots at home as well. Automated emails provide you with daily updates.

When we find a lot that you’re interested in, we vet it to determine what the cost of building on the lot would be. After vetting, we use market data to determine a fair market price. Now all that’s left is the preparation of the contract and negotiations. Once this is complete, you’ll have a new home lot in Maryland! Now it’s time to start building your new home!

What is Construction Permanent Financing?

October 17th, 2014

Construction permanent financing is a financing option we offer that handles both the construction and post-construction phases of ownership of your home. This all-in-one financing solution is ideal because it streamlines the financing process with one coordinated plan with only one settlement, instead of two. Learn more about how construction permanent financing works in our blog.

Construction Permanent Financing

During Construction

During construction, the builder uses the construction permanent loan as a line of credit, structured into 6 draws, corresponding to phases of construction. When the builder completes a phase of construction, they will call for the next draw to continue construction. The lender sends an inspector to ensure verify construction is complete up to the next phase, and then releases the funds.

When the home is complete, the remaining 10% of the loan is held back until the use and occupancy permits and other documents are received, at which time the builder receives the final draw.

After Construction

At this point, the loan is converted into permanent financing, and is used to pay the lender for ownership of your home. There are a number of permanent financing options available for this stage.

The Advantages of Construction Permanent Financing

So what does the buyer stand to gain by choosing construction permanent financing? Lot’s of things! Here are some examples.

  • Because you only close once when you purchase the land (as opposed to once on the land and once on the completed house), you stand to save a lot on closing costs and transfer tax. This tax is assessed on the value of the property at closing time, which would be a lot more on a completed lot than it would on an unimproved property.
  • During the construction phase, you’ll only pay interest on the current draw, as opposed to the loan as a whole. This can result in potential tax benefits. Be sure to consult your tax advisor.
  • With construction permanent financing, the builder can use a commercial line of credit to build the home, which is more affordable than the lines of credit usually available to the builder. These costs savings can be passed on to you in a lower sales price.

Building a New Home vs. Buying an Old One: Why Newer is Better

October 9th, 2014

So you’re thinking about moving, but so many questions and decisions have suddenly come up. How many bedrooms will the new house have? Will you need to make renovations or will the house be move-in ready? Where can you conveniently find a home with all of the amenities that you want? Many of these potential questions can be easily solved with one answer: build your new home.build new home

There are so many advantages to building a new home rather than buying an older home with previous owners. You may like the charm of an old home, but a lot of older homes require a lot of maintenance before being able to move in. One house might have the big, walk-in closet you’ve always wanted, but the other house has the open kitchen and living area. To solve these problems, why not design and build your dream home with both? Check out these reasons why newer is better:

  • Choose the floor plan, the amount of bedrooms you want, the light fixtures, the flooring, the tile in the bathroom, and the siding on the house. By building your own home, you can make your dream home a reality. Not all families are the same. Create the perfect and most accessible place for your family.
  • Do your part for the environment just by living in your house! Make your home energy efficient by choosing green products, and installing energy-saving appliances.
  • When building a new home, you won’t have to worry about mold, mildew, replacing the roof, or any other additional maintenance that an older home might need. After building your home, you most likely won’t have to worry about any major maintenance for 15 to 20 years.

The way you live today is very different than the way people used to live 40 years ago, so why live in a house that’s 40 years old? Start building your dream home today. If you have more questions about custom home design, or want to know more about why building a new home is better than buying an old one, call your Maryland home builder at (410) 549-4444.
