The Lifetime Series was designed to offer pre-designed architecture that spans a wide range of house designs, features, square footages, more. These homes provide well thoughtout architecture, quality standard features with the workmanship of one of Maryland’s most respected custom builders.

The process allows for one coordinated plan in concert with you and your client with an array of features and benefits such as:

  • Pre-Designed Architecture that cuts the design and build time substantially.
  • Build to suit… The ability to modify our plans and specifications to ideally meet you clients needs and goals.
  • Budget… Our pre-designed architecture is priced along with various options and fit and finish considerations. We are able to quickly determine the total package price, finances, targeted payment, house design and specifications, etc. This is done as a 1st step so that expectations are met and time is not wasted.
  • Lot identification… IT ALL BEGINS WITH THE LAND – Location, Location, Location… this is the most critical and basic decisions in the building process. Either (i) your client may currently own a lot, (ii) your are considering one of the homesites privately owned by us, (iii) we are going to assist in the search utilizing our resources which include contacts with private lot owners and other builders and developers that may have available lot which are not conventionally listed, or (iv) you are going to utilize the multiple listing services available. In any of these instances we want to assist you in providing the widest range of available sites for your client to choose from.
  • Lot evaluation… Once you have identified the ideal site we provide the expertise to identify potential hidden costs to get a true buildable site. These costs include potential extraordinary costs due to the physical characteristics of the lot, access to utilities, water/sewer or well/septic, gas and electric, governmental impositions for special facility fees, etc. Identification of these considerations right up front is critical and we flush them out immediately as a part of our service.
  • Financing… There are benefits to building with a construction permanent financing product. These include:
    • Options to modify the construction loan to permanent financing with various loan options including fixed rate or adjustable rate loans
    • Only one closing saves recording and other closing costs compared to when construction and permanent loans are closed separately.
    • The option under certain circumstances to decrease the loan balance at modification to avoid private mortgage insurance (PMI)
    • Compared to buying an existing home, transfer taxes may be calculated on the lot price only
    • Rate lock options can include the availability of rate float down.
    • Lot loan financing options in conjunction with Construction-Permanent.
